What is ENERGY STAR Portfolio Manager?

Definition

ENERGY STAR Portfolio Manager is the free online tool from the US Environmental Protection Agency for tracking and benchmarking building energy and water use. For many property types it calculates a 1 to 100 ENERGY STAR score that compares a building with similar buildings nationwide.

What it is

Portfolio Manager stores a building's property details and its monthly energy and water consumption. From these it calculates metrics such as site and source energy use intensity, greenhouse gas emissions and water use.

For eligible property types, it produces an ENERGY STAR score from 1 to 100, where 50 represents median performance. A score of 75 or higher can make a building eligible for ENERGY STAR certification, which also requires verification by a licensed professional.

Who it applies to / where it is used

Portfolio Manager is used by commercial property owners, campuses, hospitals, schools, government and multifamily owners. Many city and state benchmarking and building performance laws require covered buildings to report through it each year. Check the current local rule for deadlines and thresholds.

How it is measured / what evidence it needs

The tool is only as good as the consumption data entered. Gaps, estimated bills and missing sub-buildings weaken the result.

  • Complete monthly consumption for every fuel and meter
  • Accurate property use details such as floor area and operating hours
  • Water consumption where reporting requires it
  • Data verified before certification or disclosure

How Aqueduct helps

Aqueduct feeds Portfolio Manager from meters instead of keyed-in bills, so benchmarking reflects measured use.

  • Metered electricity, gas and water consumption by building, exported for Portfolio Manager
  • Gap and anomaly checks on meter data before it is submitted
  • Weather-normalized trends through aQ EnergySmart to explain score changes
  • Portfolio views that show which buildings drive the result
