What is SFG20?

Definition

SFG20 is the UK industry standard for building maintenance specifications. It provides a maintained library of planned maintenance tasks, frequencies and skill requirements for building services assets, covering statutory, mandatory and good practice work. Facility teams and contractors use it to build compliant, consistent maintenance regimes.

What it is

SFG20 was developed by the Building Engineering Services Association and is now delivered as a digital library. Each schedule sets out what to check or service on an asset, how often, and who should do it.

Tasks are classified by criticality, so teams can separate legal and safety obligations from work that is good practice and can be adjusted. That makes it possible to tailor a regime to the building while keeping statutory work in place.

The library is updated as legislation and guidance change, which helps teams keep their regimes current.

Who it applies to

Facility managers, maintenance contractors, building owners and public estates in the UK. Many contracts reference SFG20 as the basis for planned maintenance.

It is particularly useful when a portfolio has many buildings and contractors, because it gives everyone the same task definitions and a shared language for what has and has not been done.

What evidence it needs

Demonstrating an SFG20-based regime means showing tasks were done on time and issues were dealt with.

  • An asset register mapped to SFG20 schedules
  • Planned task completion records
  • Defects found and corrective actions
  • Condition data that supports adjusting non-statutory frequencies

How Aqueduct helps

Aqueduct supplies condition data and verified closures alongside scheduled tasks, through your CMMS.

  • Asset condition and run hours that inform good practice task frequencies
  • aQ PredictIQ flags drift between scheduled visits
  • Fault findings routed into your CMMS with evidence attached
  • Verified closure at the meter after corrective work
Questions

SFG20: common questions

It is the UK industry standard library of building maintenance specifications, defining planned tasks, frequencies and skills for building services assets.

SFG20 itself is a standard, not a law, but it includes tasks that reflect legal obligations. Contracts often require it.

Statutory and safety tasks must follow their requirements. Good practice tasks can often be tailored, and condition data helps justify changes.

No. Aqueduct adds condition data and verified closures alongside scheduled tasks. The regime and work orders stay in your CMMS.
